The owners put a lot of love into this house, but sometimes life means moving to another town. We needed to list very quickly with very little time to take care of a punch list of repair items. I narrowed it down for them but emphasized a few items that I knew would maximize their profit. I gave them staging tips and provided contractors that could get the work done fast. Contractors were usually scheduling months in advance during that time, but fortunately I know some people ;) 

Because of the proximity to Hazeldale Park (home of one of my all time favorite dog parks!!), I knew how important it would be to emphasize this location. I included some neighborhood photos in the listing, along with a floor plan. I installed a permaflyer on the for sale sign so that all the walk-by traffic could easily see the listing details. I also held a COVID-19 safe open house. It was a hit with people lining up to see inside one group at a time.

It all came together beautifully and we priced the home right where the comparables seemed to show that it belonged… Of course, the 2021 spring market had other ideas in mind! With a home well prepared for sale, we received 15 offers, all over list price. One offer stood above the rest and the sellers were thrilled that we found them and closed without a hitch, almost 100K over list price!

The sellers had moved to their new town before closing, but I always tell my sellers that I’m their “boots on the ground” whenever they need me. I helped with some final items in the home and even took out the trash. Whatever it takes to make the process as stress-free as possible for my clients!
