This was a case of the sellers having purchased a home before listing. With my guidance, the first offer we ever placed was on their dream home and was accepted, during the most competitive market any Realtor has ever handled. The home they purchased had a rent back for those sellers, so I knew we’d need to sell my client's home in Hillsboro while they were still living in it to minimize mortgage overlap. But, I also knew that it would need some repairs, paint, and staging help.

My clients had done some great upgrades, including the flooring and kitchen counters. So, we needed to make the rest of the home sparkle to match! I arranged for a contractor to help with all the repairs and painting. I fortunately have some wonderful stagers that will partially stage a home while it’s still occupied. We met with them and put together a game plan for the perfect blend of the owner's and stager's furnishings and decor. It came together amazingly well! (It helps when clients have great style.)

The owners had already completed a gorgeous yard makeover that hardly needed a thing other than a little bark dust. To emphasize the yard I had aerial photos taken from just the right angles. I also included a floor plan AND 3D tour in the marketing that allows prospective buyers to "walk through" the home and yard. With so many buyers moving in from out of state (hello Californians!) it’s the next best thing to being on-site!

We received multiple offers over list price. I helped my clients understand the pros and cons of each offer, researched the agents and the pre-approval letters, and provided key advice and insight on negotiations. It all came together and we completed another successful transaction.

My clients did a wonderful job navigating through the sometimes stressful waters of both buying and selling a home. They were great about asking questions and soaking up my advice throughout this process. In the end, they were highly successful in all their goals which is what it’s all about!
